What are measurement services?

Floorplan services are just what they sound like: Based on your needs, an appraiser will measure the property's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and often essential when disputing property taxes or selling a property.

How do measurement services work?

During a measurement service, a certified appraiser takes measurements of your home with a measuring tool — generally a tape measure or laser measuring device. As they tour the property, they observe the layout of the rooms and other features, like closets, patios, and fireplaces. They might sketch the property. Then, the appraiser types up a report and a more detailed sketch showing the total area of the home and the overall layout. The resulting report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a home measurement or floorplan service needed?

Tax records often reflect inaccurate square footage because the values can come from various sources, and occasionally go unverified — which means you may be paying for more space than you own!
